Getting to Know Powell, OH

With a population of around 13,375 people, the City of Powell is located in Delaware County, Ohio. Because the area’s first residents moved to the area from Middlebury, Connecticut, the town was originally given the name Middlebury. It was settled around the year 1801, two years before Ohio became a state.

In 1857, the local Judge Thomas Powell opened the first post office there, and soon after the town’s residents selected his name for the town. As such, Powell’s roots came about with the construction of the railroad going through that area. In 1947, Powell was incorporated as a municipality and its population remained small until around the late 1980s, when residential development grew from the northern Columbus metropolitan area and started to arrive in Powell. Then, in 20 years, the population spiked from what was less than 400 people to more than 6,000 people.

In July 2005, Powell was ranked by CNN Money and Money magazine as the 18th Best Place to Live on its list of the “100 Best Places to Live in the U.S.” Powell is located between the Olentangy and Scioto Rivers. It is located roughly 14 miles north of Columbus; at the intersection of State Route 750 and C.R. 9. This is in Liberty Township and is the site of the first settlement in Delaware County. According to the census bureau, Powell has a total area of just fewer than five square miles, all of which is land.

Review of Pickerington Heating & Cooling

The check of the AC unit went fine. It appeared to be thorough and was done on time and as expected. My only problems were the thermostat was not turned back on to heat (it’s a cold Spring) and the door to the furnace room was left open.

I called on a Friday for non-emergency service and had an appointment for Monday. I know at some point I will probably need to replace my old furnace, but until then, I will trust Pick Heating & Cooling to take care of it.

I completed a diagnostic on a Bryant gas furnace. Determined that there is a high limit error code. Filter is dirty. Client to replace filter with a less restrictive one and change more often. Also determined that the furnace is slightly oversized and the return is not large enough for this size of furnace. All of which can cause over heating and a high limit error code. I recommend adding a return box off of the filter housing and to eventually replace the furnace with the correct size. Cycled and monitored the system. Operating normally at this time.

I completed a diagnostic on a Bryant gas furnace. Determined that the inducer motor bearings are bad. Unit has a flame roll out on start up. Flame was jumping with orange, yellow and blue flames and within minutes would go out on a high limit error. This indicates that there is a restriction in the heat exchanger. I gave the client an estimate to replace the heat exchanger. I also gave the client an estimate to replace the furnace. I recommend that due to the age, condition and cost of repairs (seen and unseen) that the unit be replaced. Client declined any repairs at this time.

Upon my arrival customer stated that furnace would not heat home. I found furnace code 33 high limit or switch open, found that rollout switch has been tripped. I performed combustion and found that within a couple seconds of ignition CO and flu rises above 1000 ppm, At this time I confirmed that heat exchanger has failed, explained all options to customer and also let customer know that we could do a second opinion, customer would like to have a second opinion from field supervisor tomorrow to confirm diagnosis, if diagnosis is confirmed customer would like to replace system, System has been turned off by thermostat until confirmation of diagnosis is complete

Service work performed: Found system coding 43. Inspected heat exchanger and found a couple hot spots and some corrosion. Found condensate drain full and needing cleaned. Cleared drain and conducted combustion analysis. System ran without issue and combustion results are within specs (7%, 9ppm, stack temp 102 degrees). Noting amp draw on blower motor and inducer within specs. Inducer motor made a loud fringing noise but then stopped. Customer is aware that this part may need replaced in near future.
